Commercial Rent Stabilization and Tax for Empty Storefronts
Protect small businesses from unreasonable rent increases and reduce empty storefronts. Small businesses have no protections while landlords have nothing to deter them from holding out for the highest paying corporate enterprises. This is destructive to small businesses, makes it difficult to start new businesses, and destroys neighborhoods. Small businesses are the soul of NYC. Stabilize commercial rents together with tax laws that that penalize long-term empty storefronts.

I can see the challenges of implementing this but agree it is critical to small businesses in many neighborhoods. The pandemic was especially hard on many small businesses and landlords are continuing to increase rents. I've also seen this be an issue for childcare facilities who should also be considered small, community businesses. How can those businesses plan financially if they don't know when their costs/rent might increase? Losing neighborhood childcare centers can have huge impacts on New Yorkers, especially in neighborhoods that are childcare deserts.
